The reasons for variations could be anything, such as some unforeseen circumstances, unavailability of materials, or practical considerations during construction.
- Antilia Homes has the complete authority to modify these terms and conditions at any time without prior public notice.
Pre-construction
- All prices for house and land packages are merely estimates. If there are corner lots or other site-specific circumstances, they might be subject to change.
- Before construction begins, it is the client’s sole responsibility to make sure that every survey peg is on the property. Failure to do so may result in additional variation charges payable by the client.
- In the event of an unexpected event, Antila Homes can cancel the contract prior to construction or even after it is signed.
- Any change in the design can change the project cost as well as the completion time.
- In the event of a loss due to incorrect information provided by the client, it may result in a loss or additional costs. The client is required to pay the full charges for that.
- It is entirely the client's responsibility to protect any information that Antilia Homes gives them, including quotes or associated materials. Any unauthorised access, disclosure, or misuse of this information for objectives unrelated to Antilia Homes is the client's responsibility. Antilia Homes maintains the authority to respond appropriately in the event that this kind of misuse occurs.
- Any items that the client plans to install should ideally be installed after the handover. Furthermore, Antilia Homes disclaims all responsibility for the maintenance, assembly, installation, and flaws in such products.
- Any modifications to the finalised design will incur additional fees. Furthermore, the fee may be even higher if the changes are requested after the contract has been prepared.
- Features and details showcased in display homes may not be included in the client’s plan or quotation, as many elements are for decorative purposes and part of an optional wish list. It is recommended that clients communicate in writing with an to clarify or confirm inclusions.
- Following the completion of all final working Antilia Homes Sales Consultantdrawings and colour selections, the energy rating assessment will take place. Any extra expenses needed to satisfy the required energy rating requirements will be considered a variation and billed to the customer appropriately.
- If the developer does not approve the plans and requests amendments, that results in additional expenses. Those costs will be treated as variations and added to the client’s quotation.
- The quotation provided by the Antilia Homes Sales Consultant has not been reviewed or approved by the local council or any other regulatory authorities. It does not reflect the project's ultimate cost and is only meant for informational purposes.
- Before construction starts, it is the client's duty to guarantee unhindered and unimpeded access to the site. The site must be free of grass, debris, and waste on the day construction begins. The day Antilia Homes sets out the site marks the official start of construction.
- Soil testing and a supervisory survey are essential for the quotation and contract. Any extra requirements in any of the aforementioned circumstances could result in the addition of variations.
Construction
- Certain factors, like measurements, specifications, unanticipated events, or the unavailability of particular items or materials, may necessitate changes in selections during the construction process. Customers must select an alternative from the same category in these situations. If a suitable replacement is not available within the same category, the client will be billed appropriately for any additional costs related to the upgrade.
- No changes are permitted once construction has commenced. The client will be responsible for any changes made during this phase, which could cause additional variation costs and delays in the project.
- Our construction practices strictly adhere to the BUILDING CODE OF AUSTRALIA. However, as a custom home builder, unforeseen circumstances may occasionally arise during the construction process. In such instances, we follow additional code provisions that have been reviewed and approved by a certified building surveyor. These measures are implemented while maintaining the project's quality and workmanship.
- It must be mentioned during the contracting process if a client chooses to use a private building inspector. Only after the site supervisor has finished their own inspection and given the go-ahead for the external examination to take place may the inspector perform their evaluation.
- Practical installation requirements may dictate where joints are placed in splashbacks or stone surfaces. Antilia Homes does not accept responsibility for the positioning of such joints, which are subject to on-site adjustments.
- Without the presence of an Antilia Homes site supervisor, clients are not allowed on the construction site.
Initial Deposit
Since the initial deposit covers the Sales Consultant's time and effort, including paperwork, file management, and preparation of quotes, the client cannot get their money back.
